
The San Pablo Ave corridor is a must-drive for every Berkeley resident, you may drive by to cut through 580 traffic, when you need new tires or when you go to Kaiser. Well, I drive on it every day because that's where my home is. Yes, my kids and I live on San Pablo Ave in our rehabbed space. And we have big news: we just double downed our investment and big love for the neighborhood by buying another property with a ton of upside potential.
The lot is 6691 sq ft and it has two old buildings on it. The front building has a residential unit on the second floor, and a bottom floor that was a cannabis growing space. Yes, imagine grow lights, heating ducts everywhere. The back building is not livable at all with a falling apart foundation.

How will we create the upside? Stephen has an unique approach to developing properties. He believes in listening to the property and bringing it to its full potential and allow for the best use. No, we are not flippers. We reuse adaptively, rebuild using original footprints, reimagine new possibilities and redevelop with updated city zoning rules. We want to help Berkeley residents find their anchor and homes through our work. This is where our big love comes in, we hope San Pablo Ave will not be just a corridor that you drive through, we want this neighborhood to thrive, with special people living in their homes, in an increased gentle density that enhances the neighborhood.
My kids are eagerly awaiting the project to be finished so we can move into it. My family will occupy a 3 bed 2 bath unit with a courtyard. My partner, Stephen, will occupy the upstairs 2 bed 1 bath unit, with a large deck. We will have parking and be able to develop more units in the future. We are already planning to host next year's Halloween party at our new home.
